A flexible office is space you occupy under a licence rather than a commercial lease. The building is already fitted out, furnished and connected, so the commitment is short, the capital outlay is close to zero, and the costs arrive as a single monthly invoice instead of a dozen supplier relationships.
In practice the London market splits into two products. Serviced offices put your team in a suite inside an operator's shared building, sharing meeting rooms and breakout space with other companies. Managed offices give you a private, self-contained floor, laid out and branded for your team alone, still delivered and run by an operator on one bill.
